Does my fairly new central A/C (rarely used) need to be serviced?

I am buying a house with a dual-zoned climate control. The seller has provided paper work showing that one A/C %26amp; heater is new (installed 11 months ago) and says that she has only run the unit for one week since it has been installed. (This is likely - the area contains storage %26amp; a guest bedroom.) The second A/C %26amp; heater is older and will be serviced. I had a home inspection done %26amp; both units were cooling properly (for a 70 degree day.)





I've asked the seller to have a service tech come out and do the annual maintenance on both units before closing. The seller feels it's unnecessary to have the newer unit serviced since it's barely been used. This would be the first annual service, it has not been serviced it was installed 11 months ago.





Does the newer and barely used A/C unit need to be serviced as well as the older and frequently used unit?





I welcome any references you may have - I want to be able to support my position if I am going to go back and ask for the service.

It would probably be unnecessary but if it would make you feel more comfortable they should do it.


If someone is going to check the other system out it couldn't be much more to check the newer one out.


The installing contractor of the new units would have at least a one year labor warranty covering any problem with the new unit(this does not cover maintenance) unless they purchased extended warranties. Make sure you know what the existing warranties cover for a new owner.


Sometimes the lifetime heat exchanger warranty on the furnace is only 20 years if you are not the original purchaser.
Reply:its probably fine but you should get it done just so you have on paper that their both mechanically sound cover your but you know

All mechanical units should be serviced before transfer. The home inspection team should also have put this in their report. I would ask that you contact him since it was your report and findings. He may put an addendum to his report for your use in this.





The unit although only 11 mos. old is still approximately 1 yr.





If the unit were covered and pilots extinguished I ... and only then would consider passing on the service.





Besides the level of service would be what?





Heater? Filter, Baffles for humidifier? Clean the orifices?


The seller splits the cost on the repair visit because the HVAC guys already there....., takes the hit on the miniscule repair/service.

Reply:if the system is that new then it probably has a warranty if so your warranty can be voided if you do not have regular maintenance done and no one wants that. its like a car oil change just because you don't drive all the miles they put a date on it so it won't gum up same idea
Reply:A/C units should be serviced every year regardless of how often they are used. Check the manufacturers recommendations in the paperwork for the unit.
